How far is The Village at Valle Romano from the coast?
The development is approximately 5-10 minutes drive from the local beach at
Estepona.
There will be a Beach Club Valle Romano Resort offering a variety of watersports
in addition to providing a great social meeting place.
What is Estepona town like?
The old town is a bustling and atmospheric centre. It is one of the few coastal
towns that has succeeded in retaining its pueblo charm and character, despite
the onslaught of tourism. There are many facilities here, including shops,
restaurants, chiringuitos on the beach, markets, cultural activities and a
lovely marina. Numerous street cafes and tapas bars still serve traditional
Spanish delicacies and the steep, cobbled, narrow streets seem more suited to
horse and carts. You’ll also find unusual shops and bodegas in Estepona.

There will be 430 apartments for sale on the development.
What do they cost?
Prices range from €215,000 to €450,000
When is the completion date?
Completion date is approximately 24-30 months.
What size are the apartments?
The apartments range from 95 to 125 square meters in total. These measurements
are for the built surface and terrace but do not include communal areas.
How many bedrooms and bathrooms do they have?
All ground and first floor apartments will have 2 bedrooms / 2bathrooms. All
second and third floor apartments will have 2 bedrooms /1 bathroom. There will
be 8 1 bedroom / 1 bathroom penthouse attics located on the upper third floor.
Will they be furnished?
The furniture package will be comprehensive pack covering the requirements for a
fully furnished apartment (from sofa, beds, linen, kitchen appliances etc down
to kitchen utensils).
Is there parking at the development?
Every apartment will have it’s own parking space and storage area located under
the development in the underground parking area.
How secure will The Village be?
There will be 24 hour security, buggy patrols throughout the development &
presence at each entrance.
How many swimming pools are there?
There will be 3 swimming pools and two pool bars for exclusive use.
Where is the Golf Club and course in relation to The Village?
The Village is surrounded by the Golf course and the Golf Club is close by
within 5-10 minutes walking distance.

Can I become a member of the Golf Club?
A limited amount of preferential golf memberships will be available.
Will I be able to play golf if I’m not a member?
Owners will preferential rates with usage rights and discounted green fees.
When will the Football Clubs visit?
The Village will be the preferred warm weather training centre for many of the
leading UK Football Clubs as well as many European teams. Exact dates are
impossible to confirm but you are bound to see some of the top European Teams
training at The Village.
Which Football Clubs are involved?
Phase One will involve 8 Football Clubs in total. They are Bolton Wanderers FC,
Leeds FC, Manchester City FC, Aston Villa FC, West Ham United FC, Celtic FC,
Newcastle United FC, Sunderland FC.
What is Seve Ballesteros’s involvement in the
project?
Seve Ballesteros is endorsing the product, is part of Valle Romano’s public
image and has chosen to buy at Valle Romano for several obvious reasons. These
being the ability to live in a luxury home with all the services and amenities
you need, surrounded by all year round golf.
What is Paul Robinson’s involvement in the
project?
Football Village is a partner of Paul Robinson. The Paul Robinson Football
Academy Spain will be at The Village at Valle Romano. “The Village is going to
be the ultimate place to train and relax, a development I am really excited to

How much is the initial deposit to reserve an
apartment at The Village?
The reservation deposit (non-refundable) is EUR3000.
How much more cash will I need to put down?
Payment terms are 30% 30 days after payment of deposit, at this stage you will
sign a private exchange of contract agreeing to pay the remaining 70% on
completion. For serious investors/early purchasers the terms would be 20% and
80%.
Are you able to arrange finance for the Client?
There will be a mortgage available from the developer if required for the
balance 70 0r 80% of purchase price.
Furthermore, upon completion as the apartments are classified as 'Apartamento
Turistico' they will be subject to the 7% IVA reclaim.
Do you have a rental strategy in place?
There will be a full rental management service in place (Hotel Management
Company. The Village Reception will host the onsite management team). Also the
Football clubs will give access to the fans database for rental opportunities.
Can I resell before completion?
For investors who buy 4 or more units, this option is available with the
developer.
